Terms of Service

Draft placeholder, to be written by a lawyer before launch.

This page lists what the final Terms of Service must cover. It is not the Terms of Service and has no legal effect yet. Draft version: draft-2026-10.

AMP lets homeowners in Malta sell their own property using AI agents for valuation, listing and buyer enquiries, for a flat fee. The seller remains the seller: they set the price and accept or reject offers. The final terms must describe that accurately and cover the points below.

Who we are and what the service is

  • Legal entity name, registered address, company and VAT numbers.
  • What the platform does and does not do: software and AI tools, not representation of the seller or the buyer.
  • Whether any part of the service needs a licence under Maltese rules on estate agents and property brokers, and how the service is positioned as a result.
  • That valuations and listing descriptions are AI-generated estimates and drafts, not formal appraisals or professional advice.
  • That buyers are told they are talking to an AI assistant.

Acceptable use

  • Sellers may only list property they own or are authorised to sell.
  • Property details must be accurate; sellers are responsible for what they publish.
  • Photos must be the seller's own or used with permission.
  • No discriminatory, misleading or unlawful listing content.
  • No misuse of the buyer chat (spam, harassment, attempts to manipulate the AI), and no scraping.

Account rules

  • Who may open an account (age, one person per account, sellers only for now).
  • Email verification, keeping login details secure, and sign-in with Google.
  • When we may suspend or close an account, and what happens to a live listing if we do.
  • How a seller closes their account and what is deleted (see the Privacy Policy).

Fees, payment and refunds

  • Flat fees paid upfront at publish: Basic €495, Pro €995, Premium €1,995. No commission on the sale price.
  • VAT treatment (currently being confirmed).
  • Refunds and cancellation, including the EU consumer right of withdrawal for digital services and when it ends.
  • What happens if a listing is withdrawn, relisted, or the property does not sell.
  • Card payments processed by a third-party payment provider.

Content and licences

  • The licence the seller grants us to process photos and details and to market the property.
  • Who owns AI-generated descriptions, enhanced photos and video tours, during and after the listing.
  • Removal of content on request and at the end of a listing.

Limitation of liability

  • No guarantee of a sale, a sale price or a time to sale.
  • Accuracy limits of AI valuations, translations and buyer answers.
  • Responsibility for the conduct of buyers and third parties (notaries, payment and hosting providers).
  • Any cap on liability, within what Maltese and EU consumer law allows.

Dispute resolution and governing law

  • How to make a complaint and how quickly we respond.
  • Any alternative dispute resolution route available to consumers.
  • Governing law and courts (expected: Maltese law, without removing consumer protections).
  • How changes to these terms are notified and accepted (acceptance is recorded per version).
